Oven & Grill - Electric Bosch double oven with various settings. Please ensure tin foil is used to protect oven and trays. There is a wooden chopping board to place hot items on. The power switch is on the wall beside the oven.

Hob - Bosch induction hob requires the use of induction pans found within lower cupboard. Power switch is orange on the wall.

Dishwasher - Bosch dishwasher with various settings. Tablets can be found in the cupboard below the kitchen sink. Please ensure all dishes are cleaned and put away prior to departure.

Fridge-Freezer - Bosch 70:30 fridge freezer. This should be left on. Please remove all items on departure.

Washing Machine - Samsung washing machine has various cycles as required. Powder and softner can be found below utility cupboard sink. The power switch is behind the coffee machine.

Drying Washing - The clothes line is within the rear garden. Drying Racks can be found within the garage.

Tumble Dryer - TheIndesit condensing dryer has full and half load modes and is controlled by time. Please empty the waste water drawer top left of machine and fluff filter within the open door seal after each use. The power switch is behind the microwave.

Microwave - Samsung microwave has various settings as required. Please cover food within and clean as required.

Coffee Machine - Nescafe Dolce Gusto machine is in the utility room. Capsules are available at Tesco & Aldi and live within the drawer under the machine.

Hot Chocolate - Hotel Chocolat Velvetiser.

Extractor Fans - Automatic fans run within bathroom areas, kitchen and utility. They can be boosted using the wall switches. We recommend windows to be opened to ventilate the house.

We have a linear 2 car driveway with additional guest parking in bays within the development. Please do not park on the road within the cul-de-sac. Electric Vehicle charging is available in the village.

The garage is accessed internally from the utility room. It can be used to store bikes and outdoor gear. There is a hanging rack and ample space for boots and equipment. The large roller shutter door to the front is locked/unlocked using the dial on the rear of the door. Please ensure the sliding rails are through the securing holes to each side. Hold the door as it rises and falls to avoid injury and damage. The internal door is locked using the thumb turn.

The garden is fully fenced and enclosed with a new hedge growing around the perimeter and a large lawn. Outdoor table and chairs are on the patio. The side gate provides access to the garden latched but unlocked. There is an automated watering system in the garden to ensure the new hedge grows well!

We have CCTV cameras which cover the front and rear gardens. Guests may turn them off during their stay using the labelled switches at the front and rear door, please remember to switch them on again before departure.

We would be grateful if you could put the bin at the end of the driveway on Tuesday evening and bring back in once emptied on the Wednesday morning, securing it again with the chain. The bin schedule calendar can be found here.

The bins are located behind the side gate. The blue & green recycling bins are clearly marked with a sticker showing items that are accepted. The grey landfill bin is for food waste and non-recyclables. Food and Glass are not collected by the local authority.

A box to store glass is within the garage. Glass recycling can be done to the rear of Tesco Car Park and at the Council Recycling Centre located 1mile north of the village (beside the Aviemore Kart Raceway) PH22 1QD.

Heating & Hot Water will be on and ready for your arrival. We control this remotely. The wall mounted temperature controls in the hall and landing allow you to adjust each floor separately using the up and down arrows. The heated towel rails in each bathroom are activated by the switches outside the bathrooms. Please turn these off on departure.

The Master Bedroom Ensuite has an electric shower switched outside the door.

Please ensure the shower screen is within the edge of the bath when using the family bathroom mixer shower.

Fire Action please familiarise yourself with the layout of the house. In an emergency leave all belongings behind and escape through hallway to front or rear door. These doors do not require keys from inside. Windows are also fire escapes if necessary. The house is equipped with interlinked smoke and heat detectors. Emergency torches are in the cabinets of bedroom 1 and bedroom 2. A Fire blanket is on the kitchen wall and Fire Extinguisher in the utility room. Once outside, meet at the end of the driveway. Do not put lives at risk. Get out, call 999 and stay out.

Water is isolated below the kitchen sink.

Electricity is isolated in the hall cupboard fuse board.

First Aid - There is a red first aid kit in the utility room.

Pharmacy - Boots 7-8 Myrtlefield, Grampian Road, Aviemore, PH22 1RH. 01479 810 259 (opposite the large retail car park on the main road)

Internet - The wifi with password is located within the hall cupboard. Signal speed is suitable for home working and streaming on multiple devices.

Television - Sony Bravia internet tv with Amazon Fire Stick ready for you to log-in using your own account. It has various ports to add your own devices, Apple TV, consoles etc.

Kitchen Soundbar - The Remote Control on the window sill allows you to connect via Bluetooth to your device.

All beds are freshly prepared for you arrival with clean bedding. Additional bedding packs can be found in a drawer within each room should you require.

Towels of various sizes can be found within the master bedroom wardrobe, together with spare bath mats.

On departure we would appreciate

-you placing all used towels and bath mats into the bath.

- stripping each used bed to the protectors and place everything into the red linen bag in the utility room.
